Booking Bath Villa is straightforward. Simply check the property’s availability on The Big House Co website or contact our team directly to discuss your preferred dates, group size and any questions you may have. Bookings are made online and once your booking is confirmed, you’ll receive all the information you need about payments, house details and preparing for your stay.

To secure your booking, a deposit of one third of the total house hire is required.

If you’re booking within 12 weeks of your arrival date, the full rental amount will normally be payable at the time of booking. Your booking confirmation will clearly explain the payment schedule for your stay.

The remaining balance is due 12 weeks before your arrival.

Yes. The refundable cautionary (damage) deposit for Bath Villa is £1,500

This is payable four weeks before your arrival. Provided the property is left in good condition and no damage is reported, the full amount is normally returned once the house is cleaned after your stay.

Yes. We accept credit cards (but not American Express), debit cards and bank transfer, giving you flexibility when making your booking payments.

Check-in at Bath Villa is normally from 4pm and check-out is by 10.00am. There may be flexibility on that on discussion with the owner.

No, unfortunately not. Please arrange supermarket deliveries for after you arrive as there will be no one available at the house to take them in. All the major supermarkets deliver to Bath Villa.

Bath Villa is very well equipped for a self-catering stay, so there’s very little you’ll need to bring beyond your personal belongings.

Bed linen and towels are provided, the kitchen is fully equipped with high-quality appliances and cookware, Wi‑Fi is included, and logs are supplied for the wood-burning stove.

Bath Villa has nine individually designed stylish and comfortable bedrooms spread across three floors, providing flexible accommodation for up to 22 guests.

Many of the beds can be configured as either twin or super king, allowing the accommodation to be tailored to your group. Seven bedrooms have en-suite bathrooms, with 2 additional family bathrooms. Coffee lovers are well catered for with both a bean-to-cup machine and a Nespresso machine, as well as cafetières, with coffee provided.

The main dining room has a beautiful solid oak dining table seating up to 16/18 guests, with a further two places available at the adjoining kitchen island. During warmer weather, the garden also offers outdoor dining with seating for 10 guests, plus additional seating for four nearby, giving your group flexibility for relaxed outdoor meals.

Before you leave Bath Villa, please wash and put away any used crockery, glassware and kitchen equipment, dispose of rubbish and recycling in the designated area. Before departing, close and lock all windows and doors and return any keys according to the check-out instructions provided before your stay.

We understand that accidents can occasionally happen during a group stay. If anything is damaged or stops working during your visit, please let the owner know as soon as possible so that where possible it can be repaired or replaced quickly. If damage occurs beyond normal wear and tear, the cost of repair or replacement may be deducted from this deposit.
