Booking
The deposit on booking is a third of the house hire. The balance is due 12 weeks before arrival and the cautionary deposit (see below) 4 weeks before arrival.
Yes, we take credit cards (not Amex), debit cards or bank transfer.
At Bath House, this is £1,500, due 4 weeks before you arrive. It’s refunded in 7 days assuming no damage has been reported.
The house hire includes everything for your self catering stay. There are no extra charges for cleaning, heating, bedding, towels etc.
We must have a complete list of your party, for safety and insurance reasons. If you don’t have all the details when you book, you can send it to us at a later date (Before your arrival) We don’t use this information for any other purposes.
Similar to travelling outside the UK, we advise this, in case of unforeseen events that might effect your booking. Please ensure you have read our cancellation policy before booking.
Unfortunately, we are not able to take stag or hen parties, we are in a residential area with close neighbours.

The lead booker must be aged over 25yrs – Young groups are not permitted
Noise should be kept to a minimum between 10pm and 8am
The hot tub may be used from 8am to 10pm
Shoes should be left in the boot room on the lower ground floor to protect wooden floors and carpets.
PRE-ARRIVAL
Yes, please. The owner will need to know how you would like the rooms set up, 2 weeks before you arrive is ideal. Many of the beds can be super king or twin.
There is plenty of parking provided behind secure electric gates. The area can accommodate 8 cars.
There is an EV charger which can be used to charge ONE car free of charge, additional charging will be at cost price.
We don’t allow any pets, sorry.
The nearest train station is Bath Spa (1 mile).
ARRIVING AT BATH VILLA
Generally, arrival time is between 4pm & 7pm and departure time on Sunday is 4pm.
Yes, you will be greeted by Gill and Jon. They will show you around the house and give you any information you may need.
WHAT’S AT BATH VILLA
Private chef available for all catering needs, including hot breakfasts, varied dinner menus, buffets, picnics and BBQs (at an additional cost – let us know your requirements when booking)
Yes, all towels are provided for you, including hot tub towels.
Yes, it includes a double oven, 6 burners, two dishwashers, Fisher and Paykel fridge/freezer with filtered water dispenser and ice maker, waste disposal and boiling water tap.
There is a Bean to Cup coffee and Nespresso coffee machines available as well as cafetieres – coffee supplied.
Cinema room with 4K 120″ screen, 13 speakers and movie library.
Yes, there is a woodburning stove. Logs are provided.
There is 1 cot and 1 high chair that you are welcome to use.
Outdoor kitchen with Weber BBQ, drinks fridge and sink (for hand washing).
Outdoor dining table with seating for 10 (plus 4)
DURING YOUR STAY
Unfortunately not because of the location of the house and fire safety.
There are also horses stabled very close by.
The wooden dining table seats 16, plus 2 at the kitchen Island

No. This is a statutory regulation. The house also has a fire alarm which will be set off.
The food and drink options easily accessible from Bath House. A 10 minute walk to the local amenity area gives you 3 options for dining; for a quick lunch visit The Good Bear cafe, open Monday to Saturday, if you’re looking for that special meal visit Menu Gordon Jones, open for lunch and dinner Wednesday to Saturday, and enjoy a tasting menu, or if you’re looking for a traditional pub meal, take a look at the Bear Inn.
Bath city centre is just a 20 minute downhill walk or an easy bus or Uber ride.
DEPARTURE
Departure is 10am unless otherwise pre agreed.
If you have moved any items in the house, please return them to the original place.
Leave the kitchen clean & tidy. All dishes should be either put away or in the dishwasher.
Dispose of all food and packaging and leave black bags outside for disposal.
Please ensure you lock all doors and close all windows when you leave.
