Riverside House-Lincs

Riverside House is a spacious 12-bedroom Georgian riverside home set in large, private grounds. It mixes plenty of original character with modern comforts, making it a great choice for bigger groups and families looking to spend time together.

Set in the quiet Lincolnshire Fens, about 2.5 hours from London, it’s an easy place to switch off for a while. With big open skies and countryside all around, it’s ideal for slowing down, catching up, and enjoying a proper break.

In the main house there are generous living rooms featuring comfortable sofas, creating  welcoming spaces for everyone to relax and come together.

Luxury Bedrooms & Suites

The main house features six beautifully appointed bedrooms (with the option for a seventh), complemented by a separate Lodge House with four additional bedrooms, plus a wheelchair-accessible bedroom in an outbuilding—making it ideal for multi-generational stays or group retreats.

On the first floor of the main house there are four bedrooms (1 ensuit and 2 with wash hand basins) The ensuit master bedroom has a huge four poster bed and large double aspect windows. On the second floor are a further 3 twin rooms (Bedroom 7 is accessed through room 6)

The Lodge has 2 ground floor bedrooms (1 double and 1 twin) On the first floor you will 1 king and 1 twin.

The Stable Block has 1 twin bedroom with a wheelchair accessible ensuit shower room.

In total the house has 12 bedrooms and 5 bath/shower rooms (includes the pool house shower room) see floor plan.

Grab a mallet or bat and step onto the lawn—it’s game time! Whether you’re lining up the perfect croquet shot or swinging big in cricket, get ready for some friendly competition. Bring your A-game, embrace the rivalry, and enjoy plenty of laughs along the way. It’s all about great moments, big hits, and unforgettable fun!

At the heart of the property is a spectacular indoor pool house, complete with its own kitchen and terrace making it perfect for entertaining. It’s the perfect place for fun, relaxation and enjoyment for all ages.  There’s also a sauna & gym facilities!

With the river right on the doorstep, why not have a go on a stand up paddle board or kayaking… all available to hire direct from the house.

OUT AND ABOUT

Running along the River Witham, you’ll find tranquil flat walks that are perfect for birdwatching, often featuring swans and ducks. It’s also home to some amazing wildlife, including some rare & protected species.

There is a cycle path leading to Boston Known for the impressive St. Botolph’s Church (“Boston Stump”), the Guildhall, and local markets, it offers a charming, authentic, and friendly market town experience.

If you love Padel Tennis…great news! A New Indoor Padel Tennis Court has just been built just 2 mins from the house.

You’re only a short drive from the charming village of Woodhall Spa, and close to the rolling landscapes of the Lincolnshire Wolds—ideal for walking, exploring, or simply taking in the views. For those who enjoy a round of golf, Woodhall Spa Golf Club is nearby.

The historic city of Lincoln, with its stunning Lincoln Cathedral, is just a 40-minute drive away, while the beautiful North Norfolk Coast can be reached within an hour.

For families looking for a day out, Ark Wildlife Park is Lincolnshire’s award winning wildlife and dinosaur park. At the Ark you will find a wide variety of fascinating animals from exotic mammals, wild cats, stunning reptiles to fearsome carnivores and farmyard friends, offering the most diverse range of animals in the area. For an outdoor adventure park that takes you to a magical woodland filled with imagination and discovery, visit BeWILDerwood. • Towels are NOT provided so please bring these with you
• An additional £450 Cleaning Charge will be payable to the owner on booking
• No shoes on the carpeted areas of the house or in the pool house
• Please do not stick anything to any wall, door or other surfaces. Thank you
• No smoking or vaping, No candles, incense or live flames
• Mature Stags and Hens welcome
• Dogs welcome with prior arrangement only. There is a charge of £25 per dog payable to the owner
• Bedroom 7 is accessed through bedroom 6
• Arrivals: from 3pm Departure: 10am (All days)
• A Late checkout on a Sunday (4pm) is available at an additional £250
• Refundable Cautionary Deposit of £1500 payable 4 weeks prior to arrival
• Children must be always supervised in the pool house
