Riverside House sleeps up to 24 guests across 12 bedrooms arranged between the Main House, Lodge House and Stable Block. The varied accommodation provides flexibility for extended families and groups of friends. There is also a wheelchair-accessible ground floor bedroom with an accessible en-suite shower room.

Yes. Separate accommodation areas, generous living rooms, a large dining space, indoor swimming pool, sauna and games facilities make Riverside House an excellent choice for all generations. Older relatives can relax while younger guests enjoy the leisure facilities.

Booking Riverside House is straightforward through The Big House Co website. Simply check availability, fill out the online booking form and pay the deposit. You’ll then receive confirmation and pre-arrival information. Prior to booking please contact the team by phone or email to discuss any requirements you have.

A deposit of one-third of the total house hire cost is required to secure your booking. Once received, your dates are confirmed and removed from availability.

The remaining balance is due 12 weeks before arrival. For bookings made within 12 weeks, full payment is normally required at the time of booking.

Yes. A refundable cautionary deposit is payable before arrival and is returned after departure provided the property is left in good condition and the booking terms have been met.

Payments can be made by bank transfer or most major debit and credit cards. American Express is not accepted.

The cancellation policy is set out in the booking terms and conditions, please see the website or ask for a copy to be sent to you. We recommend guests take out suitable holiday cancellation insurance. Contact The Big House Co in writing if you do wish to cancel.

Yes of course, subject to availability. Viewings are by prior appointment and depend on changeover schedules and guest occupancy.

Yes, mature hen and stag groups are welcome to enjoy a relaxing stay at Riverside House. Making the most of the facilities and location and respecting the property.

Once your booking has been confirmed, The Big House Co will provide further information and introduce you by email to the owner who will help you with your arrangements. This will include pre-arrival information, directions to Riverside House, check-in details, parking information and useful guidance about the property.

We recommend sharing the arrival information with everyone in your group, particularly those travelling separately, so everyone knows where they’re going and what to expect.

Riverside House is located in the beautiful Norfolk countryside and the directions will be sent to you well in advance of your stay.

The standard check-in time is from 3.00pm. Check-out is by 10.00am (all days). For an additional £250, a late check-out on Sunday up until 4pm is possible.

Yes. Riverside House offers ample private parking for multiple vehicles close to the accommodation, making unloading simple even when guests arrive separately.

Supermarket deliveries need to be booked for after your arrival as there will be no one available at the property to take them in.

Bring your food and drinks, toiletries, clothing, anything required for your planned activities. Bed linen is provided but please bring your own towels. Free standing decorations may also be brought, but please do not stick anything to walls, doors or other surfaces.

Riverside House offers 12 comfortable bedrooms sleeping up to 24 guests across the Main House, Lodge House and Stable Block. The ground floor accessible bedroom is popular for those with limited mobility. If accessibility is important, please contact The Big House Co prior to booking.

Bed linen is provided, but please ensure you bring your own bath towels are swimming towels.

Yes. Riverside House has Wi-Fi throughout the property.

Yes Riverside House welcomes dogs by prior arrangement and there is a £25 per dog fee payable to the owner. The surrounding countryside give guests plenty of walking opportunities, while the riverside location offers plenty of scenic routes to explore.

We ask owners to supervise their dogs, clear up after them and follow any guidance provided by the owners to help maintain the house and gardens for future guests.

Please let us know when booking if you intend to bring dogs so we can let the owner know.

Yes. Music is very much part of many celebrations at Riverside House, and you’re welcome to enjoy it  during your stay.

As the property is located in a peaceful rural setting, we ask guests to be considerate of noise travelling by keeping music to reasonable levels, particularly after 11pm.

Like all exclusive-use holiday houses, Riverside House has a few straightforward house rules designed to protect both the property and the enjoyment of all guests.

These include:

Riverside House does not have its own tennis court, but it offers an excellent range of sports and leisure facilities. There is also a modern indoor padel tennis centre just two minutes from the house for anyone wishing to book a game during their stay.

Riverside House is fully equipped for self-catering group holidays and includes everything you need for a comfortable stay.

House hire includes exclusive use of the property, the indoor heated swimming pool, sauna, games room, gym facilities, Wi-Fi, gardens, barbecue and all living, dining and kitchen facilities. Logs are provided for the wood-burning stove, and cots and high chairs are available for younger guests.

Please note that towels are not provided, and there is an additional cleaning charge of £450 payable directly to the owner. Kayaks and stand-up paddleboards are available to hire separately. If you are bringing dogs there is also a extra charge payable to the owner.

Check-out time is 10am on all days. It is possible to extend your stay on Sundays till 4pm – there is a £250 charge payable to the owner.

Before leaving Riverside House please wash and put away any used crockery, cutlery and kitchen equipment, empty all rubbish and recycling into the appropriate bins, and leave the house in a tidy condition. Furniture should be returned to its original position if it has been moved during your stay, and all windows and doors should be closed and locked before departure.

We understand that occasional accidents can happen when large groups are staying together.

If anything is damaged or stops working during your stay, please let the owner know as soon as possible. Reporting problems promptly may enable repairs to be arranged quickly, helping to avoid inconvenience for your group. Depending on the nature of the damage, the cost of repair or replacement may be deducted from your cautionary deposit
