Tone Dale House, a luxury house rental in Somerset, has entertained friends and family groups since 1797!
Now this takes the form of the house party, with the spacious ground floor rooms and 4 acres of grounds giving you so many options for dining, playing, dancing and relaxing.
This former Mill owners’ mansion strikes the right balance between contemporary comfort and fascinating original historic features for a memorable big house experience. The Big House Company was founded with this party house in 1996 and it remains overwhelmingly popular. The main house sleeps 21 and the Stables provides accommodation for a further 10. The main house has plenty of entertaining and living space for all 31 guests. Always exclusive use, whether you require the Stables or not.
Social spaces
Enter this large holiday house through the front door into the grand entrance hall from where you can access all the downstairs rooms. Head to the kitchen where you can have a seat at the island unit, chat to the chefs among your group and keep their glasses topped up whilst they work! The back kitchen houses ample dishwashers, fridges, a freezer and washing machine, The jam room leads from here to a downstairs cloakroom.
Off the kitchen is the Breakfast Room with original William Morris wallpaper, a light and sunny place to gather to eat and chat, whilst the more formal Red Dining Room is wonderful for celebration dinners. Retire to the large and comfortable Drawing Room where guests can unwind in comfort, beside a roaring log fire, amid many antiques and family portraits. The more energetic can move to the Long Room for a game of table tennis, pool or table football, or have a rummage in the games cupboard for some sedate entertainment. There is also a small living room, ideal for children or just to break away for a little down time!
Bedrooms
On the first floor of this big house there are seven bedrooms (and 7 shower/bathrooms) all reflecting fascinating and different aspects of the history of the property and family. They are comfortably furnished, with sumptuous beds and crisp white linen. The Railway Room, Garden Room and Rugby Room have en-suite bath or shower rooms. The 11th bedroom is the Old Laundry, a charming, very large, bedroom suite with vaulted ceiling, beams and a galleried sitting area and its own en-suite with walk-in shower.
On the second floor, originally the maids’ quarters, today there is a twin bedded room and a double/twin room with a further single room.
In total the main house has 11 bedrooms and 8 bath/shower rooms. (see the house floor plan here)
The Stables
Adjacent to the main house, the Stables provide accommodation for up to 10 extra guests, if required. The light and airy kitchen is ideal for a morning brew, but the guests would then join in the main house for all meals and entertainment.
The ground floor has two bedrooms and one shower room. Upstairs, there are a further three bedrooms and a bathroom.
In total the Stables has 5 bedrooms and 2 bath/shower rooms.
Fun spaces
Leading from the dining room, the air conditioned Party Room has a 60” plasma screen and an integrated sound and lighting system. It’s ideal for staging your own disco or watching movies and can also be used for formal presentations for corporate away days. The Long Room has plenty to entertain – pool table, table tennis and table football and often becomes a hub of fun activity during a group weekend break.
Hot tub and gardens
Tone Dale House sits within 4 acres of private landscaped gardens, with lawns to play croquet or badminton and a mill stream running along one side of the garden. The hot tub is a wonderful place to sit, chat and take in the beautiful surroundings.
During your stay
Situated in Somerset close to the Devon border, Tone Dale House is located on the edge of the town of Wellington. It is ideally placed for many great days out to suit young and old, such as The West Somerset Railway, which is one of the longest steam railways in the UK. Or, unleash your inner hippy with a trip to Glastonbury and race the kids to the top of the Tor.
World famous Cheddar Gorge and Wookey Hole Caves are a short trip away, as is Tropiquaria – a converted 1930’s BBC radio transmitter building, now housing a zoo, aquarium and various play areas. Children will also love nearby Diggerland, Crealy Adventure Park and Quadworld (also for big kids!). For more sedate adventures, there are several National Trust properties and stately homes such as Knightshayes, Cothay Manor and Killerton House within a short drive.
Of course you can’t visit Somerset without tasting the local cider. Sheppys is just down the road from Tone Dale House and they will happily show you how the cider is made from their own on site orchards.

A Few Small Points..
- No EV Charging – sincere apologies but we do not have insurance cover for this – please use local, public charge points.
- Up to two dogs are welcome with prior arrangement (£15 per dog, per night). Please ensure you clean up after your dog in the garden.
- Bedrooms: Attic 3 bedroom is a acsessed by walking through Attic 2
- Guests with small children should be aware that there is open, unfenced water ie. the mill stream.
- English Heritage are preserving a building adjacent to Tone Dale House with scaffolding, which is shrouded. There is no work planned – do ask for extra information, if required.
- We have a small onsite office – but we work remotely when guests are staying.
- Some dates are only available for 31 guests in the house & stables.
- Arrivals from 4pm. Departure, Monday – Friday 10am. Sunday, please enquire.

- We recommend taking out your own personal travel insurance prior to booking.
The History
Tone Dale House was built by Thomas Fox in 1797, adjacent to Fox’s Textile Mill, to house his family, consisting of 13 children. The Mill produced woollen cloth, including supplying the British army with ‘puttees’ and was the major employer in Wellington for many years.
